The community
A village of its own, twenty minutes from the Marina.
Arabian Ranches is the community that taught Dubai to live in villas: gated streets, palm-lined avenues, a golf course and a polo club, schools inside the gates. Twenty years on, its trees are tall, its clusters are settled, and families rarely leave it for anywhere else.
It is really three communities. The original Arabian Ranches (2004) has the largest villas and the golf and polo frontages; Arabian Ranches 2 (from 2013) is a compact set of ten villa clusters; Arabian Ranches 3 (from 2019) brings contemporary townhouses around a lazy river, and the most accessible prices.

Most of daily life happens inside the community: school runs, the souk, the pool, the courts. The rest is a few minutes away.

Arabian Ranches, in short.
For families who want a villa or townhouse with a garden, it is one of Dubai’s most established choices: gated clusters, schools inside the community (JESS Arabian Ranches, Ranches Primary), a golf course, a polo club, shops and clinics. The trade-off is distance: it is a car-based suburb about 20 to 25 minutes from the Marina, Downtown and DXB.
Three. Arabian Ranches (often called Arabian Ranches 1) opened in 2004; Arabian Ranches 2 was released from 2012–2014; Arabian Ranches 3 was unveiled in 2019 and is mostly handed over, with its last clusters due in Q4 2026.
Emaar developed all three phases. This guide is independent: it is not run by Emaar or by any agency.
It depends on the phase. Townhouses start below AED 3M in Arabian Ranches 3 (average 3-bed AED 2.93M, Property Monitor, December 2025). A 4-bed villa averaged AED 7.32M in Arabian Ranches 2 and AED 7.20M in Arabian Ranches 3. In the first phase, asking prices run from AED 3.3M to almost AED 50M for golf and polo homes (Property Finder, October 2026).
Average yearly rents (Property Monitor, December 2025): townhouses from about AED 158K (3 bed, Arabian Ranches 3) to AED 230K (4 bed, Arabian Ranches 2); villas from about AED 260K (4 bed, Arabian Ranches 2) to AED 467K (5 bed, Arabian Ranches 1).
Yes. Arabian Ranches is a freehold area: buyers of any nationality can own a home outright. A property worth at least AED 2 million can also qualify its owner for the UAE 10-year Golden Visa, subject to the authorities’ conditions.
